Unfortunately, your roof will not last forever, even with the best maintenance and care.  But how can you tell when it is time for a roof replacement?  Here are the top ten signs it is time to replace your roof.

  1. Granules in Your Gutters. Shedding granules is a sign that your roof is at the end of its life. You may also notice bald spots on your roof where there are missing granules.
  2. Damaged or Missing Shingles. Left unfixed, these problems can lead to an open pathway for water to enter your home.
  3. Shingle Edges are Curled. This can leave your home exposed to the weather and can cause your shingles to fall off.
  4. Cracks in Your Flashing. Flashing is what seals your seams from water. If the flashing is breaking it could lead to a leak in your roof.
  5. Beams of Light or Stains in Your Attic. Light shining through the roof is an obvious sign that your roof needs to be replaced. Stains can be a sign of a leaky roof and trapped moisture.

  6. Moss. Moss can be a sign of trapped moisture or a loss of weatherproofing on your shingles.  Although it can be removed easily, it will continue to grow back and it can be a sign of a more serious problem.
  7. Mold Growth. The warm air in your home rises into your attic. If this air encounters moisture in the attic it can cause mold growth, which is dangerous for your health. This moisture can be caused by a lack of ventilation or a leaky roof.
  8. Sagging Roof. This is a sure sign that you need to replace your roof. Rotting boards and trapped moisture can cause your roof to sag. This is dangerous and needs to be fixed right away.
